Welcome to 22 Brookman Street, Perth

Welcome to 22 Brookman Street, Perth

Claude Iaconi of Edison Property knows a lot about this street.  As a child he played soccer and cricket on the road whilst immigrant families tended to their gardens and kept a watchful eye on their children playing on the street.

In 2021, Claude presents a fabulous opportunity for a new generation of owners to write their own history. Behind a leafy garden and front verandah entrance, this c.1897 Federation timepiece presents a fine opportunity for investment or a brilliant foundation to rejuvenate and extend enabling you to experience a vibrant CBD fringe lifestyle.

Established c.1895, Brookman St has seen the fabric of Perth's inner city life change over that long period of time. Today, it is the last fully residential street before you hit the attractions of Northbridge and the heart of the city beyond.

It doesn't get any more "inner city" than this.

This is a Federation home prime for re-invention and offers:

- Front veranda
- Central hallway
- versatile floorplan with 4 bedrooms / 1 bathroom
- Front living room (or 4th bedroom)
- Lounge room
- Scope to rejuvenate the kitchen – rear part of the house
- pressed metal ceilings

- solar panels and rain water tanks
- Rear veranda overlooking a tranquil backyard
- Rear access lock up garage / workshop
- Side access
- Block size: 301 sqm Green Title
- Shire rates: $ 1803.62pa
- Water rates: $ 1293.09pa

Brookman Street is historically significant as an almost complete example of a late 19th century street, with all the residences that comprise it built in the late 1890s. This is your opportunity to achieve lifestyle success in this unique precinct and to secure your piece of history in one of the oldest parts of inner Perth.

Approximately 1.5 km's from the CBD, it's in an excellent position to get the most out of life in one of the world's most livable cities. With every imaginable amenity within easy reach, stroll to lively China Town on William Street, cafés/ restaurants/ shops whilst the delights of Northbridge & the CBD are just moments away.

Background Information Brookman and Moir Street Precinct - Seller Disclosure

The property is situated in a heritage listed precinct. Foundations in the area originally consisted of a lake and marshlands. Sometime before house construction took place in the late 1800’s the lake was filled with sand leaving a peat bed and perched water table. Construction of houses commenced in the late 1890's. Beacause the precint is built on peat, it has always been suscible to movement depending on moisture content.

In the late 1900’s the Northbridge tunnel was constructed and the work included excavation and dewatering, necessary to enable construction to be undertaken in dry conditions. It is well documented that the dewatering lowered the water table, not only at the tunnel location, but for some distance around it, including the Brookman and Moir Street Precinct. With less water content, the peat dried out and shrank, causing foundation settlement and cracking in walls of some buildings. In addition to seasonal changes, the houses in the precinct have a propensity to crack.

The houses in the precinct have limestone block footings and brick walls with lime mortar. Such construction is susceptible to wall cracking and movement when foundation settlement occurs.
