Background Information Brookman and Moir Street Precinct - Seller Disclosure
The property is situated in a heritage listed precinct. Foundations in the area originally consisted of a lake and marshlands. Sometime before house construction took place in the late 1800’s the lake was filled with sand leaving a peat bed and perched water table. Construction of houses commenced in the late 1890's. Beacause the precint is built on peat, it has always been suscible to movement depending on moisture content.
In the late 1900’s the Northbridge tunnel was constructed and the work included excavation and dewatering, necessary to enable construction to be undertaken in dry conditions. It is well documented that the dewatering lowered the water table, not only at the tunnel location, but for some distance around it, including the Brookman and Moir Street Precinct. With less water content, the peat dried out and shrank, causing foundation settlement and cracking in walls of some buildings. In addition to seasonal changes, the houses in the precinct have a propensity to crack.
The houses in the precinct have limestone block footings and brick walls with lime mortar. Such construction is susceptible to wall cracking and movement when foundation settlement occurs.
